Know Your Rights as a Renter!
At this time of year, many college students are in the process of moving and are ending leases/signing new leases for next year. When doing so, it is important to remember your legal rights as a renter. Here in Chattanooga, rental leases are covered under the Uniform Residential Landlord and Tenant Act (“URLTA”). This act provides many protections for renters that you may not even be aware of. Among these are:
- No late fee can be charged on overdue rental until a 5 day grace period has expired;
- A security deposit cannot be withheld unless the landlord follows very specific procedures;
- The landlord must make all repairs to keep the property “in a fit and habitable condition”.
